Virginia requires that a written agency agreement be signed before an agent has a substantive discussion with a client about specific properties. Your choices are that we represent you as a seller agent or as a buyer agent. Because the advantages of buyer agency are so important to you, our policy is to only work as a Buyer Agent when we serve buyers.

Buyer Agency is a statutory relationship whose introduction drove a sweeping change in the Northern Virginia real estate market in 1993. It largely replaced the traditional relationship when an agent who brought the buyer to the contract had a legally mandated allegiance to the seller, NOT the buyer. Buyers deserve better representation.

We ask you to sign an agreement simply stating that when you buy a home in our coverage area, you agree to buy the home through us and not through any other agent. This agreement establishes the legal relationship and a level of mutual trust between you and us.

The Pat Fales Associates team will devote a lot of time and energy to helping you find the right home. To provide our level of service requires a significant financial and time investment on our part. We are committed to helping you find the right home and we want you to be equally committed to us.

If for any reason you become dissatisfied with our service and wish to end your agreement, just say so. We’d appreciate a brief note describing your reason(s) for requesting the release. While it is disappointing to lose a client/friend, we are committed to your satisfaction and will wish you future success. We will do everything within our power to make certain you never feel the need to break our relationship.
